We support BREEAM projects by helping the design team organise the work and evidence needed for the applicable assessment. The scheme, version and assessment stage should be confirmed with the appropriately licensed BREEAM assessor for the registered project.

BREEAM targets and early design decisions

A pre-assessment gives an unverified indication of the rating the project may be able to achieve and helps identify credits worth pursuing. It is most useful while the design can still respond to criteria involving energy, water, materials, ecology and other topics.

Each credit needs evidence that meets the relevant scheme criteria for the registered project. A general sustainability report may contain useful information without demonstrating a particular requirement, so responsibilities and evidence dates need to be clear.

BREEAM evidence through design and construction

Design changes and product substitutions can affect credits already being pursued. Reviewing them as the project develops reduces the risk of a design commitment reaching submission without the evidence needed to demonstrate it.

The licensed assessor evaluates the evidence and submits the assessment through the certification process. A target or preliminary score is not certification, and our support role does not imply assessor status or authority to award a BREEAM rating.

Is a pre-assessment score a certified BREEAM rating?

No. It estimates potential performance and helps the team plan. Certification follows the applicable assessment and evidence review process.

Does a general sustainability consultant automatically act as the assessor?

No. The project needs an assessor with the appropriate BREEAM licence. Confirm that appointment separately from any supporting consultancy role.

Can changes during construction affect the target rating?

Yes. A substitution or design change can affect the credits being pursued. The assessor and project team need to review its effect and update the evidence.

Can existing project reports support the assessment?

They may provide relevant evidence if they cover the registered project and meet the scheme criteria. The assessor checks what each report demonstrates and identifies any gaps.

When should the assessor become involved?

Involve the assessor while design decisions are still open. Some criteria require actions or evidence at specific stages, which can be difficult to address later.
